NUISANCE / ABATEMENT LEGAL NOTICE TO JENNIFER A. WOODS: Pursuant to a Transfer on Death Designation Affidavit of Anita Kay Maynard, you may have a claim to an interest in Parcels #06-098-0500.00 and #06-101-0700.000. Tresa Baker and the State of Ohio has filed a Complaint for Abatement of Nuisance on the Parcels in Lawrence County Common Pleas Court Case No: 25FC673. Failure to file an answer or otherwise respond could result in a Judgement affecting any interest you have in the real estate. NOTICE OF COMPLAINT FOR ABATEMENT FILED: STATE OF OHIO BY: BRIGHAM ANDERSON, PROSECUTING ATTORNEY, LAWRENCE COUNTY, OHIO. Public Notice is hereby given that the Prosecuting Attorney of Lawrence County, Ohio, filed Complaints in the Court of Common Pleas of Lawrence County, OH, for the abatement of nuisances located upon real properties situated in such county as described in those Complaints. The Defendants, whose addresses cannot with the exercise of reasonable diligence be ascertained, and upon whom service of summons cannot be had in the State of Ohio, will TAKE NOTICE that the State of Ohio, Lawrence County, Ohio, Prosecuting Attorney, Plaintiff, filed Complaints in the Common Pleas Court of Lawrence County, Ohio, being: Case No. 25FC673 Anita Kay Maynard, Andew Maynard II, Jennifer A. Woods, Unknown Heirs & Devisees of Anita Kay Maynard, Unknown Spouse of Anita Kay Maynard, Tax Ease Ohio, LLC, Woodland Oaks Operations, LLC D/B/A Woodland Oaks and Ohio Department of Medicaid, Defendants; Parcels #06-098-0500.000 and #06-101-0700.000 at address 8636 County Road 1, South Point, OH 45680, and 0 HWY EAS, South Point, OH 45680 Lawrence County, OH; Any person(s) owning or claiming any right, title, interest in, or lien upon the parcels may file an answer in the action setting forth the name, address, and amount of his or her interest and any defense or objection to the abatement. Any such answer shall be filed in the office of the undersigned Clerk of Court, and a copy of the answer shall be delivered to the Prosecuting Attorney, on or before the 29th day of October, 2026. The Defendants are hereby required to answer and set up any claim that they may have in said premises or be forever barred and if any Defendant desires to abate the nuisance themselves, they shall file a NOTICE of such with the Court, along with an “Abatement Plan”. If no answer is filed, a Judgment of Abatement may be taken by default. The parcels, if ordered abated, will be sold at public auction to recover the cost of abatement. The following will be determined: (1) if a Nuisance exists; (2) if the owner failed to abate; (3) If any lienholder or interested party has filed with the Court to do an Abatement; and (4) if a Receiver is necessary to abate the Nuisance. The Lawrence County Clerk of Courts (“Clerk”) maintains a docket for the case proceedings; all pleadings and papers filed after this Notice and Summons must be filed with the Court at the Lawrence County Courthouse, 111 South 4th Street, Ironton, OH 45638, which papers will become a part of the official case file. You must file traditional paper documents. Copies of all such subsequently filed instruments must be served upon all parties to this lawsuit. By: Randall L.
