000.00. Property cannot be sold for less than 2/3’s of the appraised value. Bidding will start at $106,
667.00. The purchaser shall be responsible for costs, allowances, and taxes that the proceeds of the sale are insufficient to cover. A deposit amount of $5,
000.00 must be on account with Real Auction prior to bidding (see online sale bidding instructions).
The unpaid balance of the purchase price shall be due and payable to the Sheriff within (30) days from the date of the confirmation order.
Successful bidders are required to pay recording and conveyance fees to the Sheriff for sales, over and above the purchase price.
2329.211 In every action of Judicial Sale or Execution of residential property if the Judgement Creditor is the purchaser, they shall not be required to make a deposit of sale. All other purchasers shall make sale deposits as follows: If the appraised value of the property is less than or equal to $10,000, a deposit of $5,000. If the appraised value is more than $10,000 but less than $200,000, a deposit of $5,000. If the appraised value is equal to or more than $200,000, a deposit of $10,000 is required.
